These authorities are responsible for managing all registrations and approvals related to both commercial and residential projects. RERA Delhi (Real Estate Regulatory Authority of Delhi) oversees and regulates real estate activities in Delhi. It ensures the protection of both homebuyers and developers, promoting transparency and organization within the real estate sector.

The RERA Delhi website provides a comprehensive list of authorized real estate developments, developers, and agents registered under its authority.   1. Project Registration: All promoters and developers are required to register their real estate projects with RERA Delhi. No project can be advertised, marketed, or sold without obtaining RERA registration.
  2. Project Details Update: Developers must upload important project details, such as layout, approvals, status, and completion deadlines, on the RERA Delhi website. These details must be updated quarterly through Quarterly Progress Reports (QPR).
  3. Escrow Account: RERA mandates that every registered project must have an Escrow account, where 70% of the funds collected from homebuyers are deposited. This fund can only be used for the specific project, based on QPRs, and cannot be diverted to other developer projects.
  4. Grievance Redressal: Homebuyers and developers can file complaints with Delhi RERA if there are any violations or issues related to the project.

  6. Quality Assurance: Builders are required to honor quality commitments. According to RERA, the builder must correct any defects found by buyers within five years of possession, at no additional cost. Builders who fail to do so face penalties, ensuring quality is maintained.
  7. Tribunal Institution: For unresolved disputes, RERA establishes an appeal tribunal where aggrieved parties can challenge the decisions of the RERA Authority. This ensures fairness and transparency in decision-making.

Delhi RERA Registration Fees for Projects

  • Group Housing Projects:
    • Rs 5 per square metre (sqm) for projects with an area of land up to 1,000 sqm.
    • Rs 10 per sqm for projects with land exceeding 1,000 sqm, capped at Rs 5 lakh.
  • Mixed Development (Residential & Commercial) Projects:
    • Rs 10 per sqm for projects with land up to 1,000 sqm.
    • Rs 15 per sqm for projects with land exceeding 1,000 sqm, capped at Rs 7 lakh.
  • Commercial Projects:
    • Rs 20 per sqm for projects with land up to 1,000 sqm.
    • Rs 25 per sqm for projects with land exceeding 1,000 sqm, capped at Rs 10 lakh.
  • Plotted Development Projects:
    • Rs 5 per sqm, capped at Rs 2 lakh.

  2. Under the Online Registration section, click on Register as Promoter/Project, fill in the required details, and pay the RERA Delhi registration fees.
